Thermal Testing

I employ Thermal Testing to reveal hidden issues using advanced thermal imaging. This helps uncover insulation gaps, water leaks, and electrical irregularities not visible to the naked eye. This approach provides comprehensive insights into the property's structural integrity allowing for early detection and informed decision-making.

Electrical

The most common issues I find in a home are electrical issues and they can be the cause of the most unsafe issues in a home. I test each outlet that I have access to and ensure that GFCI outlets are installed where required. I pull the front off the panel and inspect the wiring hidden behind.

Plumbing

I am looking for leaks everywhere. This includes from the main water meter to the upstairs faucet and everywhere in between. Leaks anywhere can cause mold/mildew which can cause health issues. Leaks on the waste drainage side are especially dangerous because these leaks allow waste water into the home.

Heating & Cooling Systems

I employ cutting-edge HVAC testing equipment, akin to what skilled HVAC technicians utilize. This enables me to assess whether the system is operating at its designated capacity, ensuring optimal performance and efficiency. I document how old the system is as well as the service schedule.

Roofing

The main thing I inspect is the condition of the shingles. A roof is usually the main “big expense” the buyers are worried about. I inspect for proper protrusions coming through the roof...venting through the roof can allow water intrusion if they aren’t installed/sealed correctly. I also inspect gutters to ensure proper drainage of the roof.

Mold spores can cause respiratory problems, allergies, as well as other health issues. The presence of airborne mold in a home can have serious health problems because it is cycled throughout the home by your HVAC system. Air quality testing measures the amount of airborne mold spores to determine if there are dangerous levels or types of mold. We can also test if there is visible surface mold found.
